INTRODUCTION:
This Game Ranch is located between Vaalwater and Ellisras (±35 km from Lephalale) in the Waterberg Biosphere, (A Malaria Free Area) and is adjacent to a large Nature Reserve in the Limpopo Province, South Africa.
A large portion of the farm borders the Nature Reserve and it has a river frontage of ±5 km. The area is mountainous and the altitude above sea level is ±1 280m. There is open savanna in the less rocky parts and a dense mixed bushveld in the rugged parts. The mountainous part is predominantly overlain with sandstone.

BACKGROUND:
This Game Ranch is registered is a Pty and is VAT registered which is owned by two Family Trusts. The farm is managed by a Board, consisting of two Directors and a full-time Farm manager. The Business is to be sold as a Going Concern.

IMPROVEMENTS:
Fences

The entire farm is game fenced on the outer borders as a unit but one portion is separately fenced which is utilized as a breeding unit. There is a two bedroom home (still to be completed) with Eskom power on this portion.

Roads
Dirt roads of approximately 100 kilometers, strategically positioned, cover the entire farm. Some areas require 4x4 vehicles while other areas are easily accessible.

Water
Area rainfall is between 500 mm and 650 mm per annum.

    • A Central lapa with splash pool, games room, kitchen, bar, braai and entertainment facilities. Air-conditioned accommodation is also available for 15 people in separate rooms (The Train). Separate ablution facilities are also available
    • Air conditioned conference facilities for 60 delegates with separate toilets, kitchen and two private breakaway rooms.
    • A Central workshop including Game Viewing Vehicles, LDV’s, Tractors, Trailers, Water tankers, Fire fighting equipment, Various loose tools and Workshop equipment (list available on request).
    • A Complete Butchery and Cool room with monorail and meat processing facilities.
    • Eskom power including a 6 cylinder Cummins generator (to be connected).
    • A Hunter’s camp, approximately 5 kilometers from the Main camp, consisting of a lapa, kitchen, ablution facilities with accommodation for ± 15 people. This camp runs on solar and gas.
    • A Fishing deck on the River which can also facilitate canoes and small dingies.
    • A Chalet on the river with a kitchen, ablution, braai and game viewing facilities and accommodation for 15 people. This facility runs on gas and a diesel generator with a battery backup.
    • Two separate accommodation facilities for farm employees with Eskom power.
    • Various mountainous lookout points strategically positioned.
